Paint

Do: Detail the steps for painting, including patching, sanding, priming, and choosing the right paint quality.

Don't: Highlight what to avoid, such as using the cheapest paint or improper finishes.

Additional Tips: Covering floors and handling non-drywall materials (Rustoleum paint), selecting a universal color, and dealing with baseboards.

Pricing range: $1,000 - $2,000

Floors

Do: always try to refinish floors first

Do: if LVP is next option buy good quality

Do: after floors have been installed COVER THEM up, contractors will trash them if they are not covered.

Princing Range:
Refinishing: $1.5/sqft
LVP : $2.5/sqft material $2.5/sqft labor

Restroom

Do: Larger format tile

Do: Refinish tub

Do: if copper pipe needs to be replaced add a shut off valve for hot and cold lines. Add a opening to fix if needed.

Dont: over spend on vanity, lights, etc.

Don't: add glass doors

Do: Add splash guards

Don't: caulk over old moldy caulk

Pricing Range:

$2,000 - $6,000

Kitchen

Do: open shelving for upper cabinets

Do: buy new appliances from outlet places (BEST BUY, LOWES)

Do: add shut off water line if possible

Pricing Range:
$3,500-$5,000

Electrical

Do: New electrical outlets and switches

Dont: Install cheap ceiling lights. Costco has really good circular 10 in LED flush mounts.

Pricing Range:
$1,000-$1,500

Additional Lessons Learned

--contact your tenants to let them know that you are going to be doing work

-- unplug fire alarms

--keep worksite clean at all times

--contact your trash company potentially increase the recollection or have a separate dumpster for Demo

--do all demo at the same time, otherwise it will slow you down

--save all receipts of construction and return surplus material as soon as you know you will not need it.
